In Torridge and Tavistock it’s predicted to be this close between me and the Conservatives.

The long-debated Renters’ Rights Bill has officially become law after receiving Royal Assent from King Charles.

What does this mean for tenants, landlords, and homeowners?

The Renters’ Rights Act is set to bring major changes to how renting works in England. It’s designed... to give renters stronger protections, but it will also bring new rules and responsibilities for landlords and letting agents.

One of the biggest changes is the end of Section 21 ‘no-fault’ evictions. This means landlords will no longer be able to ask tenants to leave without giving a valid reason. Campaigners have long pushed for this change, but the government says it won’t happen overnight. There will be a transition period to give landlords and property managers time to adjust.

However, it’s likely to take time before everything is fully in place. Many County Courts still need to prepare for a rise in eviction cases, as all future evictions will have to go through the courts, which is a process that could be longer and more expensive for landlords.

The Act also includes other key measures:

Awaab’s Law will now apply to private landlords, requiring them to fix serious health and safety issues (like mould or damp) within strict time limits.

A new national database of landlords and their properties will be created, improving transparency in the rental market.

A new housing ombudsman will be set up to handle complaints from tenants more easily and fairly.

For more details and other changes, please see our website.

Housing Secretary Steve Reed said that a clear timetable will soon be published, explaining when each part of the new law will come into effect, helping tenants, landlords, and agents prepare for what’s next.

For now, it’s a landmark moment for the rental market and a one that will shape how millions of people rent and manage their homes in the years ahead.

Every islander on Orkney is expected to benefit from, what is expected to become the UK’s largest publicly owned windfarm being built by the local council after it won £62m in financing from the UK’s national wealth fund.
